Theresa began her real estate career with Century 21 in 1992. Her motivation to get her license was to help young buyers realize their dream of owning a home, in a rural area where little help was provided at the time, with 20% down required for most conventional loans in small town banks.  In 2025, with so many local lenders on board with first time buyer loan programs and grants available, young buyers can purchase with very little down and negotiate with sellers to pay their closing costs.  Often their payments are less than rent!  Did you know there are loan products specifically designed for this location?

Completing appraisal school and getting a broker license a few years later, Theresa honed her skills in property valuations.  She has worked for banks, handling foreclosure evaluations, and currently prices over 40 properties each year with detailed market analysis reports for her sellers including commercial, residential, rural, and many in the surrounding areas. The key to selling any property is getting the price right!

The real estate market in Concordia has changed!  Prior to 2022, there were at least 80 homes listed each spring.  Today, there are 26 listings, with many of them already under contract. The demands vary, from fixer-uppers under $60,000 to rural homes valued in the $300,000 range.  Theresa sees this as a good sign in a much sought after North Central Kansas small town, that just hasn't quite caught up to demand.  After all, who wouldn't want to live in such a charming community!
